Deji Properties launch first A-rated EPC new build housing development in Greater Manchester

Two new houses understood to be the first A-rated EPC (Energy Performance Certificate) new build multiple housing development in Greater Manchester have been built in Middleton.
Designed by PHA Architects and built by Deji Properties Ltd, the development has added two three-bedroom houses with two parking spaces each next to houses on Larkhill Court and Ogden Street.
The materials employed maintain a cool temperature during the summer and provide warmth in the colder winter months, resulting in significant energy savings for the residents.
The houses have been constructed using super-insulated concrete-filled blocks designed in Italy whilst the heating system utilises individually controlled ceiling-mounted infra-red heat panels, allowing all walls to be available for furniture without blocking traditional heaters.
The unique heating system also means energy is not wasted in unoccupied rooms, and offers precise temperature control for each space.
A 200-litre water tank is heated in a couple of hours through utilising hot air from the highest points in the properties and efficiently converted on a consistent basis.
Finally, solar panels have been fitted to each roof, with each property generating over £300 worth of electricity in the first three months since commissioning.
This surplus electricity enables tenants to enjoy free-of-charge daytime electricity during the summer months, significantly reducing their utility costs and promoting sustainability.
Chris Burton, director of Deji Properties, said: "Against all odds, we have plotted a route through legislation and bureaucracy and proved that eco houses are possible.
“This development will take some financial pressure off our tenants and hugely reduces the carbon footprint of the homes.”
Phil Holmes, director of PHA Architects, added: “Due to the client’s early decision not to connect any fossil fuel network (gas) to this development, it was an incredible challenge to deliver this project with a top-rated EPC, as the government’s SAP database hasn’t kept abreast of the technology currently available.
“We are proud to get it over the line and demonstrate eco developments are viable."
Deji Properties was founded in 2018 by TV cameraperson Chris Burton, from Middleton, originally as a pension investment vehicle.
It has grown exponentially, now owning a multi-million-pound portfolio of properties in the Middleton area.
