Fairview Inn goes on market for £1.1million

The Fairview Inn at Burnedge has gone on the market for £1.1million.

Up until 2020, The Fairview Inn traded as a family destination restaurant with a carvery. The business closed during the Covid lockdown, opening only for 30 days while heavy restrictions were in place.

Available at a guide price of £1,100,000 + VAT, the property sits on an approximate site area of 2.5 acres.

The property was originally purchased by Lee Martin in December 2018 and since then there has been significant investment made, this includes:

• Full refurb on ladies toilets including drainage pipes, wall cladding, cubicles and toilets
• Underground septic tank with new soak away pipes & drainage pipes. Plus rodding grids installed across the carpark
• New carpets throughout the restaurant
• New PVC windows & doors throughout
• Kitchen walls fully cladded (white PVC) & new non slip flooring
• New bar installed including new pumps & cellar coolers
• Up to date electrical safety completed
• Outside dining area/play area extended and levelled creating potential for more covers

 

 

The property comprises a restaurant (250 covers), beer patio, outside seating area (approximately 100 covers), car park (90), play area and private owner’s accommodation.

Lee said: “When purchased back in December 2018, The Fairview Inn was in trouble financially. The business was not even breaking even, and the staff and managers were left to run the business, even though it was running at a loss.

“With a lot of hard work and dedication, and some improvements to the interior and exterior of the building, I had the business booming again - turning over well over £100k every month – and rising.

“The outside dining area and play area made The Fairview Inn the go to place for most local families. The carvery and the buffet breakfast on offer every day were the main reason for people visiting but we also had a large á la carte menu.”

Commenting on the reason for sale, Lee said: “Unfortunately, I had to close the business during the Covid lockdown. After being closed for so long during the lockdown, and with so many restrictions for those who wished to re-open in 2021, I didn't have the same enthusiasm and decided not to re-open at all.”

The property is on the market with leisure property specialist Fleurets' North West office.
