Car wash change of use plans set to be approved

Plans to change an unused car wash site on Molesworth Street, into a building offering Financial Services, are set to get the go ahead at a meeting tonight (26 July).

The site, known as A R C Car Wash, is positioned close to the major road junction where Molesworth Street, Milnrow Road and Railway Street all meet.

The plans are due before Rochdale Township Planning Committee.
 
Councillors are set to be told that whilst the change of use if “contrary” to the general principles of the Unitary Development Plan Policy is it considered that the “unique features” of the proposed use would be “well suited” to the site.

The report suggests that permission is granted.

The application includes a number of external alterations which is seen as a benefit, because “the existing building is in a relatively poor state of disrepair with broken windows and missing sections of cladding.”

The planning report states: “As such the proposed external alterations and new use would result in a visual improvement to the dilapidated building, which is of benefit to the area as this building is highly visible and prominent when travelling along the busy highway of Molesworth Street.”
