New house plans for Rooley Moor Road approved

Plans to build a new terraced dwelling on land adjacent to 22 Rooley Moor Road have been given the go ahead.

The site is a plot of land approximately 140 square metres and previously housed an end terrace dwelling which was demolished some time ago.

The house will occupy a similar position to the previous dwelling on the site and would be attached to the gable elevation of the existing house at number 22.

The house will be 5.8m wide and have a total length of 12.1m at ground floor level and 11.5m at first floor level. It will project 3m further at the rear than the neighbouring property at number 22 at ground floor level and 2.4m further at first floor level.

The brick built dwelling has been designed to match the neighbouring terraces with stone cills below the windows, a recessed front door and a cement render finish on the front elevation.

The house will provide two bedrooms and a bathroom at first floor level, and a lounge, kitchen, dining room and toilet at ground floor level. It will have a small rear yard area, which would be set lower than the ground floor of the dwelling and as such an external staircase in the rear yard would provide access to the rear of the house.

There won’t be any off street parking spaces.

Four letters of objection were received by the council for reasons which include size, blocking out sunlight, concerns that four bedrooms instead of two would be available, and parking problems. However, planning officers felt the house is appropriately sited and therefore granted permission, subject to conditions.
