Former Littleborough pub could become apartments

A new planning application has been submitted to transform a former Littleborough pub into five self-contained apartments.

The application by Bamford-based company Chadwick Hall Estates aims to redevelop the former Royal Oak Hotel on Church Street to a one-bedroom wheelchair-accessible apartment on the ground floor, and two apartments on both the first and second floors.

All of the proposed apartments exceed the minimum spaces standards of 37m2 (apartments with shower rooms) and 39m2 (apartments with bathrooms) as prescribed by the Department for Communities and Local Government – Technical Housing Standards – Nationally Described Space Standards (as amended May 2016).

Minor alterations would be carried out to form a new entrance door to the rear of the building, and remove the former ladies’ bathroom windows. Remaining windows will be changed to integrate required emergency exits.

Video intercoms would maintain security by restricting access to the internal communal areas. All apartments will be fitted with intruder alarms and communal CCTV system will be installed to cover access points, internal hallways, stairs and the grounds.

The ground would be retained as a café under the new plans, which were validated on 28 March.

The financial viability of the public house declined over several years and the business closed and was sold to the applicants in 2017.

To date, two objections and two supportive comments have been received.
