Details for 65 Taylor Wimpey homes to the west of Hollin Lane in Middleton have been submitted to Rochdale Council’s planning department.
Permission for 65 homes on the site was granted in October 2016 subject to conditions. 60 objections were received for the submitted outline plans.
The 2.47-hectare site is approximately two kilometres to the south of junction 19 of the M62, and just under three kilometres to the west of the A627(M). It is bordered by Hollin Lane and the access track to Dingle Farm.
A mixture of detached and mews red/orange brick buildings are proposed to ensure coherency with the surrounding traditional houses found in the local area. Both three and four-bedroom houses are proposed.
A total of 0.44 ha of public open space will be provided. This includes an area in the south west of the site, the ‘village green’ area in the centre of the site and the landscape buffer along the eastern and northern boundaries of the site.
The approved schemes include a package of off-site highway improvements, including a new pedestrian crossing on Hollin Lane which will improve access to St Anne’s Academy, and the potential for a new one-form entry primary school on the Langley Lane site.
In addition, agricultural land to the immediate south and west of the current application site was granted outline planning permission for up to 94 residential units on 19 September 2016.
A number of reports and assessments accompany the application including ecology, arboricultural impact, habitat and landscape management plan, habitat creation, crime impact statement, noise impact assessment, viability report, and affordable housing.
