Controversial plans for former Dean Farm to be discussed at next Planning and Licensing Committee

Controversial plans to build 58 residential homes on greenfield land at the former Dean Farm Site on Badger Lane are set to be discussed at the next Planning and Licensing Committee on Monday 4 December.

Planning officers say the greenfield development by Taylor Wimpey “would contribute to the supply of housing in a sustainable location” and have recommended that the committee grant the application, subject to conditions, and with the completion of a section 106 financial agreement.

A financial contribution of £350,000 has been recommended, comprised of £178,640 towards primary school place provision and £171,360 towards improvements at Balderstone Park.

In July, Rochdale Online reported on concerns raised by residents of nearby Gilbrook Way after they received revised plans for the proposed development, including wildlife and flooding.

In April 2015, Rochdale Council granted outline planning permission for 70 dwellings at Dean Farm on Badger Lane ‘subject to conditions’ – despite opposition from local residents and the Leader of the Council, Councillor Richard Farnell.

The application is being put before the committee as the development represents a departure from the development plan.

The Planning and Licensing Committee meets on Monday 4 December at Rochdale Town Hall at 6.15pm and is open to the public.
